Search this question and you'll find plenty of websites happy to give you a number. Here's the problem: none of them have seen your home. A 1,200-square-foot ranch with sound siding and a two-story with twenty years of peeling paint aren't the same project โ they aren't even close. A price range wide enough to cover both is meaningless, and a specific number quoted sight-unseen is how homeowners end up with change orders halfway through the job.
We'd rather tell you the truth: your price depends on your home, and the only honest way to get it is a walkthrough. Ours are free, and the number we put in writing is the number you pay โ start to finish.
Prep condition โ the biggest factor by far. Paint doesn't fail because of the paint; it fails because of what's under it. Peeling, chalking, bare wood, and failing caulk all have to be corrected before a brush comes out โ scraping, sanding, caulking, priming. Skipping that work is how cheap bids stay cheap, and it's why those jobs look tired in three years. Prep is most of the labor on many homes, which makes it most of the price.
Size and stories. More surface means more material and more hours; second stories add ladder and access work that changes how the job is staffed.
Scope and detail. Body-only versus body, trim, doors, shutters, and decks. Multiple colors take more cutting-in time than one. Interiors: ceilings, trim packages, and the number of rooms drive it more than square footage alone.
